Tokyo Portcity Takeshiba is a new international smart-city complex on Tokyo Bay, with an office tower distinguished by its maritime-inspired design and smart technologies‍. Approximately 40 stories high and close to Hamarikyu Gardens and Tokyo Bay, the tower follows the concept of Creative Sail: white, flowing vertical elements resemble sails filled by the wind, giving the building the strength and elegance of a ship under sail. Ultra-clear glazing reflects the sky and water, relating the facade to its coastal surroundings. IoT and environmental systems, from contactless facial-recognition entry to continuous energy management, support its identity as a smart urban port. Its distinctive form and intelligent green technologies make it a new Tokyo Bay landmark.

Design Concept and Features

Maritime Identity and Urban Context: Led by architect Hiroaki Hoshino, the design takes inspiration from the waterfront site. Continuous curved white aluminum panels suggest billowing sails while providing shade. Wave-like landscaping around the podium uses a coral-reef garden concept, with curved planting beds, colorful vegetation and winding paths. Offsetting the lower volumes of the office and neighboring residential towers creates open space and a shared maritime design language. These elements bring a light, poetic coastal identity into high-rise architecture.

A Smart and Sustainable City: As a Tokyo smart-city demonstration, the office building provides seamless connectivity and high-speed 5G communications for IoT applications. A central smart system monitors and adjusts air conditioning, lighting and security in real time. LEED and CASBEE certifications are supported by solar panels, rainwater recycling and rooftop planting. An open roof garden and observation deck use salt- and wind-tolerant plants to create a place to rest and reduce heat loads. Autonomous shuttles and smart parking also improve transport efficiency and reduce emissions. Building and infrastructure innovations bring technology, people and the environment together.

Leadfu's Integrated One-Stop Service

We provided integrated engineering services for curtain walls and decorative elements. The complex curved-panel system of the sail-shaped facade required 3D modeling and precision CNC fabrication of large curved aluminum panels, ensuring that each sail element met the specified curvature and surface quality. Concealed steel supports provide strength without interrupting the appearance. Prefabricated curtain wall units use ultra-clear low-iron glass to enhance waterfront views. IoT sensors and adjustable electrochromic films were installed within facade components so the envelope could work with central controls to vary light transmission and shading according to the weather and time. We coordinated design, fabrication, production, installation and commissioning, realizing both the sail-like exterior and smart curtain wall through integrated service.

Spatial Planning and Facade Design

  • Integrated Functions:Portcity Takeshiba comprises an office tower and a residential tower. The offices include open workspaces, meeting facilities and accelerator/incubator spaces for industry collaboration. Podium shops, a food court and entertainment facilities serve workers and residents. Direct access to Takeshiba Station on the Yurikamome Line, approximately 100 meters away, and a 20-minute drive to Haneda Airport reinforce its international business role. Waterfront decks, parks and connected promenades accommodate outdoor markets and cultural events, supporting a lively Live-Work-Play community.
  • Energy-Efficient Facade:White aluminum panels and glass create a vertical sail-like rhythm. Double-silver Low-E insulated glazing works with light and temperature sensors to control interior blinds and maintain comfort efficiently. The white panels also screen eastern and western sunlight. Large rooftop skylights bring daylight into the atrium, reducing lighting demand. At night, adjustable LED strips behind the sail elements create a soft glow across the tower and a recognizable presence on Tokyo Bay.
  • Environmental Responsibility and Innovation:The office tower combines smart technology with sustainability. AI-based energy management learns occupancy patterns and adjusts air conditioning and lighting in advance to balance comfort and energy efficiency. Renewable electricity is supplied throughout the site, partly from building-integrated solar panels. Native trees and coastal vegetation enhance biodiversity and the waterfront identity. The structure addresses sea-air corrosion and seismic requirements, using vibration-control dampers to improve safety. Recognized as a Tokyo smart-city demonstration district, the project combines technological innovation with environmental responsibility.

With its symbolic sail form and advanced intelligent systems, the Takeshiba office tower brings aesthetics, technology and environmental design together on Tokyo Bay. Its Creative Sail concept expresses a city moving toward a smarter, more sustainable future.
