NBF Osaki Building

NBF Osaki Building is a large office development in Osaki, Shinagawa Ward, Tokyo, completed in 2004 as part of local redevelopment. Approximately 24 stories high, it combines deep-blue glass and silver-gray aluminum curtain wall panels in a restrained, professional exterior. The design prioritizes an efficient and comfortable workplace and high-quality public space. A tall lobby and ground-level retail are set back behind a landscaped forecourt with water features and greenery. Vertical lines and rounded glass corners give the building an upright but softened form. The building introduced several early environmental measures, including a double-silver Low-E glass curtain wall to reduce heat gain, VAV air conditioning to save energy and reclaimed water for toilet flushing. These features made it one of Japan's early environmentally assessed office buildings. Careful maintenance and robust design have sustained its role as an established Osaki business-district landmark.

Design Concept and Features

A Reliable and Efficient Business Presence: The design combines solidity with elegance. Deep-blue glass conveys a professional character, while silver-gray horizontal bands every two floors add detail and depth. Curved glazing softens all four corners and creates small upper-level rest areas with outward views. Large, regular, column-free floor plates can be flexibly divided among tenants, while a side-positioned core gives the main offices more daylight and external views. Stone and stainless steel in the lobby continue the restrained exterior palette. A cafe and seating support informal exchanges, while upper-level terraces and a staff restaurant enhance users' experience.

Public Space Within the Community:The development transforms a former industrial area into open urban space. Light granite paving, a reflecting pool and small fountains create a welcoming forecourt while providing cooling and moisture. Seating and local trees form an urban living room for workers and neighbors. Shops and restaurants on the first two floors open toward the streets and connect with pedestrian routes to Osaki Station. The building consequently serves both its tenants and the surrounding community, connecting commercial architecture with everyday city life.

Leadfu's Integrated One-Stop Service

We provided detailed design and construction of the curtain wall. For the continuous vertical glazing, we selected double-silver Low-E glass with high light transmission and thermal performance. At a time when unitized systems were less common, a site-assembled stick system was used; each mullion and transom was prefabricated and labeled in the workshop for accurate installation. Large curved tempered-glass panels, each two stories high and supported by concealed mullions, addressed the challenging corners while maintaining transparency. Adjustable brackets inside the facade allow future shading blinds to be added. Our integrated coordination covered curtain wall, building-services and interior interfaces, including concealed window-cleaning tracks and lighting mounts within the silver-gray bands for easier maintenance. The facade continues to provide bright, comfortable interiors and a high-quality urban presence.

Spatial Planning and Facade Design

  • Integrated Functions:The building is primarily offices, with approximately 2,500 square meters per floor suitable for major corporate headquarters. Its two lowest floors contain banks, convenience stores, restaurants and other retail. A large basement car park and passage connect with underground routes to JR Osaki Station. Upper floors provide a tenant meeting center and staff dining facilities, with a rooftop garden for relaxation.
  • Energy-Efficient Facade:High-performance insulated glass and airtight frames achieve thermal transmittance well below contemporary standards. Combined with VAV air conditioning, they reduce annual air-conditioning energy use by approximately 15%. Light-colored fluorocarbon-coated aluminum bands articulate the facade and reduce heat absorption. Visible light transmission above 50% keeps offices relatively bright even in overcast conditions, reducing daytime lighting demand.
  • Environmental Responsibility and Innovation:An ice-storage cooling system produces ice at night when electricity costs are lower and uses it for daytime cooling, reducing peak demand. Water-treatment equipment recycles up to 50 cubic meters of graywater daily for flushing and irrigation. Solar panels and fuel cells were subsequently added in the surrounding district and connected through a local energy network to further reduce emissions. Continued energy-system upgrades demonstrate the potential for environmental innovation throughout a building's life.
