Yokohama K Tower is a contemporary mixed-use office and hotel tower in Minato Mirai 21. Approximately 150 meters tall, its restrained rectangular form expresses the openness and stability of an international port city. Extensive glazing and metal panels combine horizontal divisions with vertical window bands to create a measured rhythm. The setback upper floors form terraces and sky gardens, lightening the silhouette and providing outdoor views across the harbor and city. Linear facade lighting and a softly illuminated crown give the tower a lighthouse-like presence at night. Its balanced design fits the Minato Mirai setting while adding a distinctive element to the skyline.

Design Concept and Features

A Landmark in Context: The slender tower is designed to complement surrounding high-rises. Curved glass at the corners softens its rectangular form and echoes nearby rounded buildings. A frame-within-a-frame composition uses large metal rectangles spanning several floors, with finer curtain wall divisions inside. These frames reinforce the structure and provide shading, adding depth and shadow, while the glazing reflects changing skies. The resulting interplay of frames and reflective surfaces distinguishes the tower without overwhelming its surroundings.

Mixed Uses and Views: International Grade A offices occupy the lower half and a major hotel brand occupies the upper floors. Separate office and hotel lobbies face different streets. The hotel emphasizes harbor views through a double-height sky lobby and floor-to-ceiling windows. Larger glazing modules correspond to the hotel's viewing lounges. A rooftop sky garden and bar operated by the hotel welcome visitors and add to the building's public appeal.

Leadfu's One-Stop Integrated Services

Our integrated curtain wall services covered detailed design, fabrication and installation. For the facade's interlocking large rectangular metal frames and glass curtain wall, we assessed thermal expansion and inter-story movement and used sliding connections to allow adjustment during earthquakes and temperature changes without loading the glass. Special fluorocarbon-coated aluminum panels protect the frames from coastal corrosion and maintain their appearance in wind and salt spray. We selected double-silver Low-E insulating glass for energy performance and low-iron glass at selected viewing floors. For the hotel's acoustic requirements, we added sound-resistant gaskets and increased cavity thickness in relevant areas. Coordinated delivery maintained a consistent exterior while meeting different performance needs, allowing the facade to be completed on schedule.

Spatial Planning and Facade Design

  • Integrated Functions:The office floors provide approximately 2,000 square meters of open, column-free space for flexible layouts. Upper floors contain a five-star hotel with rooms offering 270-degree views. A podium conference center and restaurants featuring local businesses serve workers and visitors. Second-floor bridges connect the building to nearby shopping and transport facilities in the heart of Minato Mirai.
  • Energy-Efficient Facade:The enclosure is optimized for Yokohama's climate. Automatic exterior shading reduces cooling loads in strong sunlight and retracts in overcast conditions to preserve daylight. Argon-filled insulating glass with Low-E coatings limits radiant heat transfer and improves insulation. The projecting metal frames provide additional shading against angled summer sunlight. Narrow operable windows in selected areas use sea breezes to ventilate corridors and lobbies, reducing mechanical ventilation demand.
  • Sustainability and Innovation:K Tower achieved a high-level CASBEE rating. Alongside its efficient envelope, a rooftop rainwater collection system supplies landscape irrigation and cooling-tower makeup water, reducing drainage pressure. Ice-storage air conditioning reduces peak energy demand. Sky gardens combine recreation with salt- and wind-tolerant planting that provides shelter and improves insulation. These measures improve efficiency and user experience and establish a smart, environmentally responsive landmark in Minato Mirai 21.

Yokohama K Tower combines a composed architectural expression with forward-looking environmental technology. Complementing the harbor skyline, it reflects Yokohama's international character and demonstrates how user-focused spaces and environmental innovation can inform future mixed-use buildings.
